Every one going through a divorce wants their home to fall into one of two categories: above the fair market rate or below the fair market rate.

Whether you want your house to appraise above or below the fair market rate depends on whether you are keeping the home or being bought out of the home.

If you want to keep the home and buy your spouse out of the equity — you want the appraised value to be lower so that there is less equity.

If you want your spouse to keep the home and you be bought out of the equity – you want the appraised value to be higher so you get more money from the equity.

Many individuals going through a divorce must get their home appraised.  And choosing a home appraiser becomes scary.  You don't know what to expect and what exactly the home appraiser will do while in your home.
